Located in the south west corner of the City of Richmond is the historic community of Steveston, where the mighty Fraser River meets the Pacific Ocean. Originally a farming community in the late 1800s and once home to 15 fish canneries, today beautiful seaside Steveston is port for Canada’s largest fishing fleet with more than 600 vessels.
The Steveston area of Richmond is located with Williams Road to the north, the Fraser River to the south, No 2 Road to the East and the Strait of Georgia to the west.
The neighbourhood areas of Steveston Village, Steveston North, Westwind and Steveston South are all just minutes from YVR and only a short drive to the City of Vancouver. A highlight of the community is Steveston Community Park, a green 30 acre hub of activity in the heart of Steveston. Its unique and expansive playground and waterpark makes it a destination for families, and the park is home to the Steveston Community Centre that offers a fitness centre, indoor tennis, squash & racquetball courts and the architecturally distinct Martial Arts Centre, the first purpose-built Japanese dojo to be built outside of Japan. With the closing of the fish canneries a great deal of residential development has been undertaken, with many new deluxe condominiums and townhomes redefining the lands.
Steveston Village residents enjoy excellent local restaurants and unique shops, a scenic boardwalk popular with tourists and locals alike, beach access and parks, playgrounds and biking that all contribute to its appeal. The Steveston waterfront features the Gulf of Georgia Cannery, an official National Historic Site. Built in 1894, the cannery was the largest building of its kind and the leading producer of canned salmon in BC. Today when the sun shines, hundreds of people make the pilgrimage to Steveston to sample the great restaurants and cafes or buy fresh seafood directly from the Public Fish Sales Float at Fisherman’s Wharf. A must see in Steveston Village is Garry Point Park right on the water, with spectacular views of the South Arm of the Fraser River and the Gulf Islands. Garry Point Park has plenty of beach and waterfront access and is ideal for an afternoon picnic, after-dinner stroll or to watch the sunset.

In Steveston North, located between Steveston Highway and the Williams are large property lots and roomy contemporary family homes, many with beautiful green landscaping. Steveston North also hosts an excellent selection of recently built townhomes and new deluxe condominiums. While mainly residential, locals in Steveston north enjoy numerous parks near schools including Diefenbaker and McKinney Park and beautiful wide-open Steves Park with 4 sports fields and 3 ball diamonds and a playground near Manoah Steves school.
Below Moncton Street and east of the Village, home buyers will discover Steveston South and Westwind real estate with luxury townhomes and condominuums, many with wonderful Fraser River or pastoral views. Steveston South is home to Imperial Landing Park just west of Britannia Heritage Shipyards. Hanging baskets greet all visitors with a 1 km long boardwalk with piers, historic fishing artifacts and observation tower. Imperial Landing Park is the ideal place for a summer stroll along the river while enjoying the sunset.
Bounding in community spirit, every Canada Day on July 1st, Steveston residents gather to celebrate our nation’s birthday with a parade, Japanese Cultural Show, Children’s Festival and more. The main attraction is the famous Steveston Salmon Festival where over 1200 pounds of wild salmon filets are grilled over open fire pits.
Richmond School District schools in the Steveston area include Steveston-London Secondary, R.A. McMath Secondary and a total of six neighbourhood elementary schools.

The MLS® HPI Benchmark Prices shown below represent the current expected sales price for a typical or “Benchmark” home in a given neighbourhood.
The MLS® HPI takes into consideration what averages and medians do not – items such as lot size, age, number of rooms, etc. The most commonly traded set of these attributes describes the composite of the typical or ‘benchmark’ property type in a given area. Prices paid for homes with these attributes determine benchmark home prices.
The MLS® Home Price Index is modelled on the Consumer Price Index (CPI) which measures the rate of price change for a basket of goods and services including food, clothing, shelter, and transportation. Instead of measuring goods and services, the HPI measures the change in the price of housing features. Thus, the HPI measures typical, pure price change (inflation or deflation).
The graph below charts the historical Home Price Index over a 3 year period.
Quick Tip: Click on a property type in the chart’s legend to dynamically remove or add that line to the chart.
